So you’ve done some initial research into local Sydney builders and have found a couple you’d like to chat with, but are unsure how to prepare for the meeting?

Other than explaining your ideas and budget, there’s some questions you should also ask builders during your initial meeting – below are the top 5 questions we recommend asking:

1. What experience do you have with the work I’m requesting? 

When it comes to building, experience is very important. It’s not just experience with building in general, but building the specific type of renovation you’re wanting. For example, if you’re wanting to renovate your home to have a luxury and unique feel you should look for a bespoke high-end builder.
A good indicator of a builder’s style and experience is their website portfolio or their social media posts, so be sure to check out their portfolio online.

2. Do you have a list of recent clients that I can speak with?

Builders will typically have written or video testimonials on their website, but it can prove beneficial to ask if you can speak with these clients directly. 

If this is possible, you should ask specific questions regarding the builder’s communication and professionalism, as these are factors people may not be honest about in formal testimonials.

3. Will you be working on other projects while building my house? 

A builder’s schedule will have a big impact on how long your new home or renovation will take, so it’s wise to ask what their schedule over the coming months is like. You don’t want to hire an over committed builder – it’s good if a builder is busy, but not too busy.

If they are working on other properties, you can also ask where these projects are located, as longer travel times from other areas of Sydney could also increase the time frame.

4. Who will be my main point of contact during the project?

Find out who your contact at the company will be, as this may not be the person who you’re currently chatting with. If you’ll be dealing with another employee (they will typically be a supervisor or foreman) you should consider asking to have a chat with this person directly before making a decision.

5. Are you part of an association?

Builders that are members of a builder’s association are provided education regarding industrial relations, government legislation and workplace health and safety. Therefore, they’ll be using up-to-date practices and knowledge when planning and constructing your home.

If during the interview, you felt like your questions weren’t answered adequately or didn’t feel comfortable chatting to them, you should reach out to another builder.
